What we do
Detailed condition survey
A full inspection of the structure, roof, walls, floors, damp, services and outbuildings.
Defects and repairs
What is wrong, how serious it is, and what the repair is likely to involve.
Alteration potential
If you plan to extend or convert, a view on what the building will allow.
Photographic record
A dated record of the property's condition for your files.

Before you start
What we need, and what sits outside our fee
- From you: the property address, a few photos, and any existing drawings, planning approvals or surveys you have. We arrange the measured survey with you.
- Not in our fee: council planning and building control fees, and specialist reports a council asks for, such as a tree survey or flood risk assessment, unless your fee proposal lists them.
- Your fee proposal sets out exactly what is included for your project before any work starts.
Common questions
When do I need a detailed building survey?
For older, larger or altered properties, or where you plan major work. It goes further than a basic condition report, looking at hidden defects and the likely repairs.
Can you survey before I buy and then design the extension?
Yes. The same team can survey the property and then design and gain approval for the work you have in mind.
