What's covered
Design and approvals
Survey, design in 3D, planning and building regulations, and structural design.

Kitchens, bathrooms, joinery, lighting and finishes, designed and installed.
Furniture and fittings
Furniture, fittings and equipment specified and coordinated, if you want them.
Garden and landscaping
Terraces, paving and planting finished with the house.
Handover
Completion certificates, warranties and manuals, with the house ready to move into.
Services and technology
Heating, ventilation, electric car charging and smart home systems installed with the build.

Design stages are priced in your fee proposal; the construction and fit-out price is agreed once the design and finishes are settled.

Before you start
What we need, and what sits outside our fee
- From you: the property address, a few photos, and any existing drawings, planning approvals or surveys you have. We arrange the measured survey with you.
- Not in our fee: council planning and building control fees, and specialist reports a council asks for, such as a tree survey or flood risk assessment, unless your fee proposal lists them.
- Your fee proposal sets out exactly what is included for your project before any work starts.
Common questions
How is turnkey different from design and build?
Design and build covers the design, approvals and building work. Turnkey adds the interiors, finishes, fittings and, if you want them, furniture and garden, so you move into a finished home. See design and build.
Who is involved?
F Line Designs leads the design and approvals, with structural engineers in the Green Code group, and our construction partner, Green Code Developers, carries out the building work and fit-out.
Can I choose my own finishes?
Yes. We design the interiors with you and agree every finish and fitting before the price is fixed, so the price reflects what you have chosen.
Is the building work insured and guaranteed?
The insurance and any warranty for the building work are set out in the construction quotation and building contract, so you can check the cover before you sign.
