Feasibility and site checks
Know what a house or site can realistically achieve before you buy it or pay for a full design. We check the planning history, constraints and precedents, and give you an honest view.
- FreeInitial consultationA conversation about your project, and a first view of what's possible, before any fee is agreed.
- FixedFee for each stageEvery stage is priced in writing before it starts. No hourly billing.
- 3DSee the design firstYour design is shown in 3D before it's submitted, while changes are still easy.
- FreeResubmissionIf planning is refused, we revise and resubmit at no extra design fee. Conditions
What we do
Planning and constraint check
Planning history, designations, flood zones, trees and other constraints for your address.
Permitted development check
Whether the work can be done without planning permission, and what the limits are.
Pre-purchase review
The development potential of a property before you commit to buying it.
Precedent and risk review
Similar approvals and refusals nearby, and the likely concerns of the council and neighbours.
Concept options
Two or three design options to compare before choosing a direction.
Small site appraisal
For infill and garden plots: what could be built, likely values and the route to approval.
Site search for developers
Finding small sites, with sold-price evidence and local approval rates and decision times.
Existing building checks
Building control history, energy performance (EPC) and the improvements worth making.
Build cost estimates
A realistic budget for the building work and fees, and the order of approvals, before you commit to a design.

Before you start
What we need, and what sits outside our fee
- From you: the property address, a few photos, and any existing drawings, planning approvals or surveys you have. We arrange the measured survey with you.
- Not in our fee: council planning and building control fees, and specialist reports a council asks for, such as a tree survey or flood risk assessment, unless your fee proposal lists them.
- Your fee proposal sets out exactly what is included for your project before any work starts.
Common questions
Is the first conversation free?
Yes. A short call about what you want to do is free. A written feasibility study is a paid piece of work, priced before we start.
Can you look at a property before I buy it?
Yes. Send the address and we'll review its planning history, constraints and potential before you commit.
