What we do

Party wall

What's included

Priced per adjoining owner once we know the work and the neighbours involved.

  • Copies of the award for you and your builder

Before you start

What we need, and what sits outside our fee

  • From you: the property address, a few photos, and any existing drawings, planning approvals or surveys you have. We arrange the measured survey with you.
  • Not in our fee: council planning and building control fees, and specialist reports a council asks for, such as a tree survey or flood risk assessment, unless your fee proposal lists them.
  • Your fee proposal sets out exactly what is included for your project before any work starts.

Timescales

How long it takes

We give you a timetable for our work in your fee proposal. Council and other statutory timings start once an application is validated.

Line of junction notice (new wall on the boundary)
At least 1 month before work starts
Excavation notice (foundations near a neighbour)
At least 1 month before work starts
Party structure notice (work to a shared wall)
At least 2 months before work starts
Neighbour's response
14 days, after which a dispute is assumed

Common questions

Do I need a party wall agreement?

You need to serve notice if you cut into or raise a shared wall, build a new wall on the boundary, or dig foundations within 3 metres of a neighbour's (sometimes 6 metres). If the neighbour consents in writing, no award is needed. If they dissent or don't reply within 14 days, surveyors prepare an award.

Who pays the surveyors?

As the building owner carrying out the work, you normally pay the reasonable costs of both your surveyor and your neighbour's.

What is an agreed surveyor?

A single surveyor appointed by both owners who acts impartially for both. It usually saves time and fees compared with each side appointing their own.
