Services / Amendments, conditions and regularisation
Amendments, conditions and regularisation
Plans change after approval, and conditions need discharging before work starts. We handle the follow-up applications, and help regularise work that was built without the right approvals.
- FreeInitial consultationA conversation about your project, and a first view of what's possible, before any fee is agreed.
- FixedFee for each stageEvery stage is priced in writing before it starts. No hourly billing.
- 3DSee the design firstYour design is shown in 3D before it's submitted, while changes are still easy.
- FreeResubmissionIf planning is refused, we revise and resubmit at no extra design fee. Conditions

Before you start
What we need, and what sits outside our fee
- From you: the property address, a few photos, and any existing drawings, planning approvals or surveys you have. We arrange the measured survey with you.
- Not in our fee: council planning and building control fees, and specialist reports a council asks for, such as a tree survey or flood risk assessment, unless your fee proposal lists them.
- Your fee proposal sets out exactly what is included for your project before any work starts.
Timescales
How long it takes
We give you a timetable for our work in your fee proposal. Council and other statutory timings start once an application is validated.
- Non-material amendment
- Councils decide within 28 days
- Section 73 variation
- Target of 8 weeks after validation
- Discharge of conditions
- Target of 8 weeks after validation
- Householder appeal
- Must be lodged within 12 weeks of the refusal
Common questions
Is my change non-material or does it need a Section 73?
It depends on the scale of the change and its effect on neighbours and the street. A small change usually qualifies as non-material; anything that changes the approved drawings significantly needs a Section 73 application. We advise before applying.
When must conditions be discharged?
Some conditions must be discharged before work starts, and starting without doing so can make the permission invalid. We check the wording of each condition with you.
Can you help if work was built without approval?
Yes. We survey what was built and prepare a retrospective planning application or regularisation drawings for building control, which is often needed before a sale.
