Before you start
What we need, and what sits outside our fee
- From you: the property address, a few photos, and any existing drawings, planning approvals or surveys you have. We arrange the measured survey with you.
- Not in our fee: council planning and building control fees, and specialist reports a council asks for, such as a tree survey or flood risk assessment, unless your fee proposal lists them.
- Your fee proposal sets out exactly what is included for your project before any work starts.
Timescales
How long it takes
We give you a timetable for our drawings in your fee proposal. Council and building control timings are the statutory or target periods and start once an application is validated.
- Calculations
- Prepared alongside the building regulations drawings
- Building control check
- Part of the full plans decision: 5 weeks, or up to 2 months if you agree
Common questions
Why use the same team for drawings and structure?
Because the beam sizes, ceiling heights and drawings have to agree. Doing them together avoids clashes found on site.
When do I need structural calculations?
Whenever the work changes how the building carries its load: removing or opening up a load-bearing wall, a loft conversion, a new floor, or new foundations. Building control will ask for calculations before approving the work.
Do I need them for a building notice?
Yes. Even without a full plans application, building control will want calculations for any beams or structural changes before the work is covered up.
