Before you start
What we need, and what sits outside our fee
- From you: the property address, a few photos, and any existing drawings, planning approvals or surveys you have. We arrange the measured survey with you.
- Not in our fee: council planning and building control fees, and specialist reports a council asks for, such as a tree survey or flood risk assessment, unless your fee proposal lists them.
- Your fee proposal sets out exactly what is included for your project before any work starts.
Common questions
Do you build the work?
Not under project management: the building contract is between you and your builder, and we manage the design team, approvals and the builder's questions on your behalf. If you'd prefer one contract for design and construction, see our design and build service.
Can you manage just part of the project?
Yes. Some clients want help only with consultants and approvals, others through construction to completion. We agree the scope with you before we start.
What do I get at the end?
The building control completion certificate and the other approvals, warranties and as-built information your project needs, gathered together for your records and any future sale.
